Choosing a lender and applying for your loan are very important parts of the home building process. We can help by suggesting lenders or you can select a lender yourself. The first thing you'll need to do after selecting a lender is complete a mortgage application. You should plan to do this within five business days of signing your building contract. Remember to take your signed building contract with you when meeting with your lender.

The amount of documentation and information required for a mortgage can seem overwhelming. By gathering as much information as possible in the beginning, you can help this process move as smoothly as possible.

Below you will find a basic list of the items that may be needed by your lender while preparing your mortgage loan. Please remember that this list is a guideline and may vary from lender to lender. Your lender will specify exactly what information they will need.

Property Information
  • Copy of plans, specifications and your building contract
Personal Information
  • Social Security numbers and a valid driver's license for each borrower
  • Home addresses for the last two years
  • Divorce decrees or separation agreements, if applicable
Income Information
  • Most recent pay stubs
  • Documentation on any extra income such as bonuses or commissions
  • Employer information (names, addresses and phone numbers) for last two years
  • W-2's for last two years
  • If you are self-employed you must provide copies of tax returns for the last two years with all schedules and profit and loss information for the current year signed by your accountant.
  • Child support and alimony information
Real Estate Information
  • Information about all mortgage lenders for the last seven years (names, addresses, phone numbers, account numbers)
  • Copies of leases and tax returns for the last two years for any rental properties
  • Market Value estimate of any real estate currently owned
Liquid Asset Information
  • Account information including names, addresses, phone numbers and account numbers for all bank, credit union, 401K and investment accounts
  • Copies of all bank account statements for last three months
  • Cash value of life insurance policies
  • Vested interest in retirement funds or IRAs
Liability Information
  • Credit card information including names, account numbers, balances and monthly payment amounts
  • Loan information including including names, account numbers, balances for all installment loans
  • Child support or alimony payments
