Your homeowner orientation is a complete introduction to your new home. The orientation and walk through include a detailed demonstration of the many features of your new home, its maintenance and complete warranty information. The orientation occurs at your new home once completed and takes approximately two hours.

In addition to introducing you to your new home, the orientation is also an opportunity for you and Ratliff Custom Homes, Inc. to confirm that the home meets your expected quality standards. Should you find any items that need additional attention, they will be noted during your orientation. These items will be resolved immediately if possible or within 30 business days if the service of a trade contractor is necessary.

Ratliff Custom Homes, Inc. gladly corrects readily noticible cosmetic defects listed during your orientation inspection. This is your only opportunity to obtain service on such items. Repair of any subsequent cosmetic damage is your responsibility. Please take careful note of items such as:

  • Tubs, sinks and plumbing fixtures
  • Countertops and cabinet doors
  • Light fixtures, mirrors and glass
  • Windows and screens
  • Tile, carpet, hardwood and other flooring
  • Doors, trim and hardware

Orientation and Walk Through Checklist

HVAC

  • Instruct owner how to operate furnace
  • Instruct owner how thermostat works
  • Instruct on how to clean furnace filter
  • Check that condensation drain is properly connected
  • Instruct owner on how humidifier should be set for summer and winter (if applicable)
  • Show owner how to shut off gas
Plumbing
  • Instruct owner how to shut off main water valve
  • Show how to run water and flush toilets
  • Open and shut doors checking locks
  • Discuss caulk and grouting maintenance
Electric
  • Show electrical panel, discuss labels, demonstrate switches
  • Run all bath fans to check operations
  • Run all ceiling fans
  • Explain G.F.I. plugs in bathrooms, garage and exterior
  • Instruct how to operate smoke alarms
  • Explain air conditioning fuses and main shut-off at breaker box
  • Explain outdoor electrical boxes and switches
General
  • Explain homeowner warranty
  • Explain maintenance of doors and thresholds
  • Explain paint policy after move-in
Outside
  • Show water meter and electric service locations
  • Show main water shut off valve at house
  • Explain drainage and gutters
